The completion date can only take place on a working day i.e. Monday to Friday. The Buyer and Seller would agree the date for completion, which is subject to everything being ready in time. Completion can usually take place quickly once contracts have exchanged and, in some cases, can even happen on the same day. Here at Lets Move Conveyancing we would always try and work towards your preferred date for completion where possible.
On Completion the money will be sent by the Buyer’s Conveyancer to the Seller’s Conveyancer by same day bank transfer. Once the funds arrive in the Seller’s Conveyancer’s bank then completion will take place. If you are selling you will need to ensure that the house is empty and that the keys are handed over to the buyer. If you are buying you would usually pick the keys up from the estate agent or the seller directly and you can then move into your new home.
If you are buying a property you would get your keys once the Seller’s Solicitors has received the money in their bank account. As the funds are sent using the same day transfer system this can take a couple of hours to arrive as cleared funds in the Seller’s Conveyancer’s Bank. Usually completion would take place before 2.00 pm and we would keep you updated on the day of completion to let you know how things are going.
Yes, you will get a copy of your title deeds after completion showing that you are legally registered as owner of the property. Once completion has taken place an application needs to be made to H M Land Registry to change the ownership on the title deeds and this can take a few weeks to be completed but we will let you have a copy as soon as it has been done.
